Asbestos Testing & Inspection in Kelowna
Know what is in your walls, ceilings and floors before you renovate or demolish. Asbestos, lead and mould testing for Kelowna homes and businesses.
Asbestos Testing Before You Renovate or Demolish
Asbestos was used in a wide range of building materials for decades, and you cannot tell by looking whether a material contains it. In Kelowna and across the Okanagan, many homes and commercial buildings were built or renovated before 1990, which is when asbestos-containing materials are of most concern. Disturbing those materials during a renovation or demolition can release fibres that are dangerous to breathe.
That is why testing comes first. Under WorkSafeBC’s Occupational Health and Safety Regulation (section 20.112), the owner and the employers responsible for the work must ensure that a qualified person inspects for hazardous materials, including asbestos-containing material and lead, before demolition, salvage or renovation begins. The inspection produces a written report, which has to be available at the worksite. HazGuard Environmental provides that inspection and testing for Kelowna homeowners, contractors and property managers, and can carry out any removal that follows.
What We Test
Asbestos
Suspect materials are sampled so you know exactly what contains asbestos and what does not. Common suspect materials include:
- Drywall joint compound, tape and textured wall finishes
- Plaster and plaster board
- Textured or “popcorn” ceilings and ceiling tiles
- Vinyl flooring, vinyl tiles and the levelling compound underneath
- Attic, wall and pipe insulation
- Stucco and cement siding
- Cement pipe and some roofing materials
Lead
Older paint, especially in homes built before the 1990s, can contain lead. Lead is listed in WorkSafeBC’s definition of hazardous materials alongside asbestos, so it is assessed as part of the same inspection when it is likely to be present.
Mould
Where there are signs of water damage, staining or a musty odour, we assess the extent of mould so remediation can be planned properly. See mould removal.
Air testing
Air testing can be part of an inspection or follow-up after removal work, depending on the project. Ask us whether your project needs it.
How Asbestos Testing Works
- Book a visit. Tell us the building’s age, what you plan to renovate or demolish, and any areas of concern.
- On-site inspection. We walk the areas that will be disturbed and identify suspect materials.
- Sampling. Small samples are taken carefully from each suspect material, with the sample points sealed afterwards.
- Analysis and report. Samples are analysed and you receive a written report showing which materials contain asbestos (or lead), where they are, and how much there is.
- Next steps. If nothing is found, your renovation or demolition can move ahead. If hazardous materials are found, we explain your options and can quote the removal.
Why Test with HazGuard
One contractor from test to teardown. HazGuard tests, removes hazardous materials and carries out demolition. Your report, your abatement and your demolition stay on one schedule.
Built around WorkSafeBC requirements. Our process follows WorkSafeBC’s hazardous materials inspection and asbestos procedures. Since January 1, 2024, WorkSafeBC has required employers who offer asbestos abatement services, including asbestos surveyors, to hold an asbestos abatement licence. You can check any contractor on WorkSafeBC’s public registry of licensed asbestos abatement contractors.
Clear answers, not just lab numbers. We explain what the results mean for your project, what has to be removed, and what can stay.
When You Need Asbestos Testing
- Before a renovation that will cut, sand, drill or remove drywall, ceilings, flooring or insulation.
- Before a demolition, as part of the hazardous materials inspection WorkSafeBC requires. Municipalities including the City of Kelowna ask for hazardous materials documentation with a demolition permit application.
- Before disposal. Landfills have their own acceptance rules for materials that may contain asbestos. For example, the District of Summerland treats materials from structures built before 1990 as asbestos-containing at its landfill unless a WorkSafeBC-approved clearance letter is provided.
- When buying or selling an older property and you want to know what you are dealing with.
- After water damage or a fire, when materials have already been disturbed.
What Affects the Cost of Asbestos Testing
The main cost driver is the number of samples needed, which depends on how many different suspect materials are in the areas being disturbed. The size of the building, access and whether lead or mould testing is also needed affect the price. Our Demolition Kelowna Cost Guide 2026 gives a typical range for asbestos testing. You receive a clear quote before any sampling begins.

Asbestos Testing FAQs
Do I need an asbestos test before renovating my home in Kelowna?
If your renovation will disturb drywall, ceilings, flooring, insulation or other building materials, testing is the safe and compliant first step. WorkSafeBC requires a qualified person to inspect for hazardous materials, including asbestos, before demolition, salvage or renovation work begins. Homes built or renovated before 1990 are the main concern, but testing is the only way to know for sure.
Which materials should be tested for asbestos?
Common suspect materials include drywall joint compound, plaster, textured or popcorn ceilings, ceiling tiles, vinyl flooring and its levelling compound, attic and pipe insulation, stucco and cement siding. The inspection focuses on the materials your renovation or demolition will actually disturb, so you only test what matters for your project.
How much does an asbestos inspection cost in Kelowna?
The price depends mainly on the number of samples, which depends on how many different suspect materials are in the work area, plus building size, access and any lead or mould testing. Our Demolition Kelowna Cost Guide 2026 lists a typical range. HazGuard gives you a clear quote before any sampling starts.
How long do asbestos test results take?
Turnaround depends on the laboratory and how quickly you need results. We confirm the expected turnaround when you book, so you can plan your renovation or demolition schedule around it. Testing early, before trades are booked, keeps the results off your critical path.
What happens if asbestos is found?
You receive a written report showing which materials contain asbestos and where. Those materials must be safely contained or removed before work that could disturb them goes ahead. HazGuard can quote and carry out the removal under WorkSafeBC procedures, then continue with demolition, so your project stays with one contractor.
Can you test for lead and mould on the same visit?
Yes. Lead is included in WorkSafeBC’s definition of hazardous materials, so it is commonly assessed alongside asbestos in older buildings. Where there are signs of water damage, we can also assess mould. Combining them in one visit gives you a complete picture before your renovation or demolition begins.
