Large-scale commercial demolition Kelowna project featuring structural steel removal and site clearing.

Commercial demolition is rarely just a teardown. Before a retail unit is stripped for a new tenant or an older building is cleared for redevelopment, the hazardous materials in it have to be identified and dealt with, the right notices filed, and the work planned around access, traffic, neighbouring businesses and your construction schedule.

HazGuard Environmental provides structural teardowns, tenant improvement strip-outs and site preparation for commercial and industrial properties in Kelowna and across the Okanagan. We manage dust and debris control, hazardous material abatement and disposal documentation so redevelopment can begin on schedule. Because we carry out the hazardous materials survey, abatement and demolition, owners, developers and general contractors get one accountable contractor for the whole scope.

Commercial demolition services

Tenant improvement and interior strip-outs

Retail, office, restaurant and medical spaces stripped back for a new tenant or layout, including ceilings, partitions, flooring, millwork and fixtures, with work planned around building hours and neighbouring units. See also interior demolition.

Selective and partial demolition

Removal of specific building sections, additions, mezzanines or finishes while the rest of the building stays in use. See selective clean demolition.

Full building demolition

Complete demolition of commercial and industrial buildings, followed by debris sorting, disposal and site clearing. See full demolition.

Hazardous materials survey and abatement

Pre-demolition surveys and removal of asbestos-containing materials, lead coatings and mould before demolition. See asbestos testing, asbestos removal and lead removal. We can also manage the removal of old underground fuel storage tanks often found at commercial sites.

What commercial projects need before demolition begins

Hazardous materials inspection. Under WorkSafeBC’s Occupational Health and Safety Regulation (section 20.112), the owner and the employers responsible for the work must ensure a qualified person inspects for hazardous materials before demolition, salvage or renovation begins, with a written report kept available at the worksite. Hazardous materials must be safely contained or removed before work that could disturb them proceeds.

Notice of Project to WorkSafeBC. Larger projects require a Notice of Project before work starts. For example, notice is required at least 24 hours ahead for demolition of a building more than 2 storeys or 6 m high, or where the estimated cost of labour and materials exceeds $100,000. Work with or near asbestos-containing material that is moderate or high risk requires notice at least 48 hours before it begins.

Licensed asbestos abatement. Since January 1, 2024, employers who offer asbestos abatement services in BC must hold a WorkSafeBC asbestos abatement licence, and owners and prime contractors must make sure the abatement contractor holds a valid licence before work starts.

Municipal permits. A demolition permit is required from the local municipality, such as the City of Kelowna, which asks for hazardous materials documentation with the application.

HazGuard plans these steps into your schedule so demolition is never waiting on paperwork or a separate abatement crew.

How we run a commercial demolition project

  1. Site review and scope. We review drawings, walk the site, and confirm what is being removed, what stays operational, and site access and working-hour constraints.
  2. Hazardous materials survey. Suspect materials are inspected and sampled, and a written report is produced.
  3. Planning and notices. We plan sequencing, containment, dust control, traffic and disposal, and file the notices our work requires.
  4. Abatement. Asbestos, lead and other hazardous materials are removed and disposed of first.
  5. Demolition. Interior, selective or full demolition is carried out with site safety measures to protect workers, the public and neighbouring properties.
  6. Sorting, disposal and documentation. We recycle over 80% of concrete and steel, separate other materials for recycling where possible, haul waste to approved facilities and provide disposal records.
  7. Handover. The space or site is left clean and ready for your next contractor.

Working in occupied buildings and busy areas

Many commercial jobs happen next to businesses that stay open, in strata buildings or in busy areas such as downtown Kelowna. We plan around access, loading, noise and working-hour restrictions, isolate work areas to control dust, and keep common areas and neighbouring units protected. You get a clear schedule and a single point of contact throughout.

Who we work with

  • Property owners and developers clearing buildings for redevelopment
  • General contractors who need a demolition and abatement subcontractor for one scope
  • Commercial tenants completing tenant improvements
  • Property managers handling vacancies, repositioning or damage

One commercial client described HazGuard’s asbestos abatement and interior demolition for their retail overhaul as “careful, clean and quick.”

Commercial Demolition FAQs

Do you handle commercial demolition across the Okanagan?

Yes. HazGuard Environmental provides commercial demolition and hazardous material abatement in Kelowna and across the Okanagan, including West Kelowna, Lake Country, Peachland, Summerland, Penticton and Vernon. Services include tenant improvement strip-outs, selective demolition and full building demolition, with the hazardous materials survey and abatement completed first by the same contractor.

Do you do tenant improvement (TI) demolition?

Yes. We strip retail, office, restaurant and other commercial spaces for new tenants or layouts, including ceilings, partitions, flooring, millwork and fixtures. Work is planned around building hours, access and neighbouring units, and suspect materials are tested for asbestos before anything is disturbed, so the space is ready for the TI contractor on schedule.

What does WorkSafeBC require before commercial demolition?

A qualified person must inspect for hazardous materials such as asbestos and lead before demolition, salvage or renovation begins, with a written report kept at the worksite. Hazardous materials must be contained or removed first. Larger projects also need a Notice of Project, and moderate or high risk asbestos work needs notice at least 48 hours before it starts.

How much lead time does a commercial demolition project need?

For larger commercial projects, allow four to six weeks to complete the hazardous materials survey, any abatement, notices, permits and scheduling. Smaller tenant improvement strip-outs can often move faster. Sending drawings and access details early helps us give you an accurate estimate and a realistic schedule.

Can you work while the rest of the building stays open?

Yes. Many commercial projects happen in buildings with operating tenants or in busy areas. We isolate work areas to control dust, protect common areas, plan around access and noise restrictions, and schedule work to limit disruption to neighbouring businesses and the public.

How do I get a commercial demolition estimate?

Contact HazGuard with the property address, drawings or photos, the scope you need removed and your target dates. We review the site, confirm whether a hazardous materials survey is needed and provide a detailed written estimate covering testing, abatement, demolition and disposal.
