Lead Paint Removal & Abatement in Kelowna

Safe lead testing and removal for older Kelowna homes and commercial buildings, before you renovate, repaint or demolish.

Lead Removal That Protects Your Family and Your Crew

Lead paint removal by a HazGuard Environmental technician in Kelowna

Lead exposure from older paints, pipes and building materials can cause severe health problems, and children are especially vulnerable. In older Okanagan homes, lead is most often found in layers of old paint on walls, trim, windows, doors and exterior siding. It becomes a hazard when that paint is sanded, scraped, cut or demolished and turns into dust and chips.

HazGuard Environmental provides professional lead removal and abatement in Kelowna and throughout the Okanagan. Our team inspects to find lead sources, isolates the work area, removes lead-containing materials using specialized techniques, and cleans up using HEPA filtration so dust does not spread. All lead waste is disposed of following regulatory requirements. Because we also handle asbestos, mould and demolition, we can deal with every hazardous material in an older building as one project.

Where Lead Is Found

  • Interior paint on walls, trim, doors, windows and stair rails, often under newer layers
  • Exterior paint on siding, soffits, fascia and porches
  • Older plumbing, including some pipes and solder
  • Coatings on metal, such as railings and structural steel in commercial buildings

Homes built before the 1990s are the most likely to contain lead paint. Testing confirms whether it is present and where.

Lead and the WorkSafeBC Hazardous Materials Inspection

WorkSafeBC’s Occupational Health and Safety Regulation lists lead and other heavy metals as hazardous materials, alongside asbestos. Before demolition, salvage or renovation begins, a qualified person must inspect for these materials, and they must be safely contained or removed before work that could disturb them goes ahead. If you are planning a renovation or demolition, lead is assessed as part of the same inspection. See asbestos and lead testing.

Our Lead Abatement Process

  1. Inspection and testing. We identify painted and coated surfaces and other likely lead sources, and test them where needed.
  2. Planning. We decide the safest method for each surface: removal of the component, paint removal, or containment where removal is not required.
  3. Containment. The work area is sealed off, floors and furnishings are protected, and access is restricted.
  4. Removal. Lead-containing paint or components are removed using controlled methods that limit dust, with workers in protective equipment.
  5. HEPA cleanup. The area is cleaned with HEPA filtration and wet methods to capture fine dust.
  6. Disposal. Lead waste is packaged and disposed of following regulatory requirements.

When You Need Lead Removal

  • Before a renovation or repaint that involves sanding, scraping or cutting older painted surfaces
  • Before a demolition, as part of the hazardous materials work that has to come first
  • When paint is peeling or chipping in an older home, especially with young children in the house
  • In commercial and industrial buildings with older coatings on walls, railings or steel

One Contractor for Lead, Asbestos and Demolition

Older buildings rarely contain only one hazard. Lead paint often sits on walls finished with asbestos-containing joint compound, above vinyl flooring that may also contain asbestos. HazGuard tests for and removes asbestos, lead and mould, then carries out the interior demolition or full demolition your project needs. You deal with one company, one schedule and one quote.

What Affects the Cost of Lead Removal

Cost depends on how many surfaces are affected, their size and condition, whether components are removed or stripped, access, containment and disposal. For a breakdown of hazardous material costs in demolition and renovation projects, see our Demolition Kelowna Cost Guide 2026. We provide a free written estimate after an inspection.

Serving Kelowna and the Okanagan

We provide lead testing and removal in Kelowna and across the Okanagan, including West Kelowna, Lake Country, Peachland, Summerland, Penticton and Vernon.

Lead Removal FAQs

Is my older home likely to have lead paint?

Homes built before the 1990s commonly have lead in older paint layers, often under newer paint. It is most common on trim, windows, doors and exterior surfaces. The paint is usually only a hazard when it is disturbed or deteriorating. Testing tells you whether lead is present and where, before you sand, scrape or renovate.

How is lead paint tested?

Painted and coated surfaces that your project will disturb are identified and tested. Results show which surfaces contain lead, so removal can be planned only where it is needed. Lead is part of the hazardous materials inspection WorkSafeBC requires before renovation or demolition, so it is often assessed at the same time as asbestos.

What does lead abatement involve?

Lead abatement means removing or safely containing lead-containing materials. The work area is sealed and protected, lead paint or components are removed using methods that limit dust, workers wear protective equipment, and the area is cleaned with HEPA filtration. Waste is packaged and disposed of following regulatory requirements.

Can I stay in my home during lead removal?

It depends on the size and location of the work. Small, well-contained areas can sometimes be done while you stay, with access to the work area restricted. For larger projects, or if young children or pregnant family members live in the home, staying elsewhere during removal may be the safer choice. We discuss this with you during the estimate.

How much does lead removal cost in Kelowna?

Cost depends on the number and size of surfaces, their condition, whether components are removed or stripped, access, containment and disposal. HazGuard provides a free written estimate after inspecting the areas involved, so you know the full cost before any work begins.
