Asbestos Removal & Abatement in Kelowna

Safe, WorkSafeBC-compliant asbestos removal for Kelowna homes and businesses, from testing to disposal, before your renovation or demolition begins.

Professional Asbestos Removal in Kelowna

Asbestos removal in progress by HazGuard Environmental, Kelowna

Asbestos was once valued for its fire resistance and durability, and it was built into homes and commercial buildings across the Okanagan for decades. Left undisturbed, many asbestos-containing materials pose little risk. The danger comes when they are cut, sanded, broken or removed, because airborne asbestos fibres can cause serious illness, including lung cancer and mesothelioma.

HazGuard Environmental specializes in safe and efficient asbestos removal in Kelowna and throughout the Okanagan. We identify asbestos-containing materials, isolate the work area, remove the material using strict safety procedures, and package and transport it for disposal at facilities that accept asbestos waste. Because we also carry out demolition, your abatement and your demolition or renovation stay on one schedule with one contractor.

Where Asbestos Is Found in Kelowna Buildings

Homes and commercial buildings built or renovated before 1990 are the main concern. Common asbestos-containing materials include:

  • Drywall joint compound and textured wall finishes
  • Textured or “popcorn” ceilings and ceiling tiles
  • Vinyl flooring, vinyl tiles and levelling compound
  • Vermiculite and other attic insulation
  • Pipe, boiler and duct insulation
  • Plaster, stucco and cement siding
  • Some roofing, cement pipe and fireproofing materials

You cannot confirm asbestos by looking at a material. If you are not sure, start with asbestos testing.

Our Asbestos Abatement Process

  1. Inspection and testing. A qualified person inspects the work area and samples suspect materials, producing a written report. WorkSafeBC requires this inspection before demolition, salvage or renovation begins.
  2. Planning and notification. We scope the removal, plan containment and handle the notices WorkSafeBC requires for higher-risk asbestos work before the work starts.
  3. Containment. The work area is sealed off and set up to prevent fibres spreading to the rest of the building.
  4. Removal. Trained workers wearing protective equipment remove the asbestos-containing materials using controlled methods that keep fibres out of the air.
  5. Packaging and disposal. Waste is sealed, labelled and transported to a disposal facility that accepts asbestos, following that facility’s acceptance rules.
  6. Cleanup and handover. The area is cleaned and the containment taken down, so your renovation or demolition can continue.

Asbestos Removal Before Demolition and Renovation

Under WorkSafeBC’s Occupational Health and Safety Regulation, hazardous materials such as asbestos must be safely contained or removed before work that could disturb them goes ahead. In practice, that means abatement comes before the demolition crew or the renovation trades. Municipal demolition permits also depend on it: the City of Kelowna asks for hazardous materials documentation with a demolition permit application.

HazGuard handles both sides of that sequence. We remove the asbestos, then carry out the interior demolition, selective demolition or full demolition, so there is no gap between contractors.

Asbestos Removal for Homes and Businesses

Homeowners. Kitchen, bathroom and basement renovations in older homes often uncover asbestos in drywall mud, ceilings and flooring. We remove it safely so your renovation can continue. One client described HazGuard’s kitchen abatement as “done ahead of schedule, and on budget.”

Contractors and builders. Hand off the abatement to one crew that also does the demolition, with documentation for your records.

Commercial and property managers. Asbestos removal for retail, office and industrial spaces, planned around tenants and building operations.

Choosing an Asbestos Removal Contractor in BC

Since January 1, 2024, WorkSafeBC has required employers who offer asbestos abatement services to others to hold an asbestos abatement licence, and the workers doing the removal must be trained and certified. Owners and prime contractors must check that an abatement contractor holds a valid licence before the work starts. WorkSafeBC publishes a public registry of licensed contractors that you can search before you hire anyone, including us.

What Affects the Cost of Asbestos Removal

The cost depends on the type of material, how much of it there is, where it is in the building, how difficult it is to access and contain, and disposal requirements. Our Demolition Kelowna Cost Guide 2026 gives typical ranges for asbestos testing and removal. You receive a clear, written quote after the inspection.

Serving Kelowna and the Okanagan

We provide asbestos removal in Kelowna and across the Okanagan, including West Kelowna, Lake Country, Peachland, Summerland, Penticton and Vernon. For a whole-property teardown, see residential demolition or commercial demolition.

Asbestos Removal FAQs

How do I know if my home has asbestos?

You cannot tell by looking. Homes built or renovated before 1990 commonly contain asbestos in drywall joint compound, textured ceilings, vinyl flooring, insulation and stucco. The only way to know is to have suspect materials sampled and analysed. HazGuard provides asbestos testing in Kelowna and gives you a written report showing what contains asbestos and where.

Can I remove asbestos myself?

Disturbing asbestos without the right training, equipment and containment can release fibres into your home and expose you and your family. WorkSafeBC has strict requirements for asbestos work, and landfills have their own rules for accepting asbestos waste. Professional abatement keeps the work safe, contained and properly documented, and gives you a clean area to continue your project.

Do you remove asbestos before demolition?

Yes. WorkSafeBC requires hazardous materials like asbestos to be safely contained or removed before work that could disturb them goes ahead, so abatement always comes first. HazGuard removes the asbestos and then carries out the demolition, keeping both stages on one schedule with one contractor, from the first test to the final cleanup.

How is asbestos disposed of in Kelowna?

Asbestos waste is sealed in approved packaging, labelled and transported to a disposal facility that accepts asbestos, following that facility’s acceptance rules. Facilities in the region have their own requirements, such as appointments or declaration forms for materials that may contain asbestos. HazGuard handles packaging, transport and disposal as part of the removal.

How long does asbestos removal take?

It depends on the type and amount of material, the size of the work area and the containment needed. A small area such as one room can often be completed quickly, while larger projects take longer. Some higher-risk asbestos work also requires notice to WorkSafeBC at least 48 hours before it starts. We give you a timeline with your estimate.

How much does asbestos removal cost in Kelowna?

Cost depends on the material type, quantity, location in the building, access, containment and disposal. Our Demolition Kelowna Cost Guide 2026 lists typical ranges for asbestos testing and removal. HazGuard provides a clear written quote after inspecting the area, so you know the full cost before work begins.
