Full Demolition Services in Kelowna

Complete structural teardowns for houses, garages and commercial buildings, from the hazardous materials survey to a cleared, graded lot.

Complete structural demolition, start to finish

Full structural demolition of a Kelowna property by HazGuard Environmental

Our full demolition services turn an old building into a cleared, graded lot ready for construction. HazGuard Environmental handles houses, garages, additions, outbuildings and commercial buildings across Kelowna and the Okanagan, managing every stage of the process: planning and permit support, the hazardous materials survey and abatement that must come first, the teardown itself, debris removal and site grading.

Many older properties in the Okanagan contain asbestos, lead or mould. That is why our demolition process starts with a hazardous material assessment and removal before the teardown begins. Because HazGuard does the hazardous material work and the demolition, your project does not wait between contractors, and you have one point of contact from the first site visit to the final cleanup.

What full demolition includes

  • Pre-demolition hazardous materials assessment
  • Asbestos, lead and mould testing and removal
  • Demolition permit support with the local municipality
  • Utility disconnection coordination
  • Structural teardown of the building
  • Debris sorting, recycling and disposal
  • Foundation and slab removal, if required in your scope
  • Site grading and cleanup
  • Final site walk-through and disposal documentation

The full demolition process

1. Site visit and scope

We visit the property, confirm what is coming down and what stays (trees, fences, driveways, neighbouring structures), check access for equipment, and note anything that affects the plan, such as slopes, tight lots or overhead lines.

2. Hazardous materials survey and abatement

Under WorkSafeBC’s Occupational Health and Safety Regulation, a qualified person must inspect for hazardous materials such as asbestos and lead before demolition begins, and those materials must be safely contained or removed before the teardown goes ahead. Our asbestos testing, asbestos removal and lead removal teams complete this step.

3. Permits and utilities

Municipalities require a demolition permit before a structure is removed, and they typically ask for hazardous materials documentation and confirmation that services are disconnected. In Kelowna, the permit is issued by the City of Kelowna. Each other Okanagan municipality runs its own process. We help you assemble what the permit needs.

4. Teardown

The structure is taken down in a controlled sequence, with dust control and site safety in place to protect neighbouring properties.

5. Sorting, recycling and disposal

Concrete, metal and clean wood are separated for recycling where possible, and the remaining waste is hauled to approved disposal facilities. Separating materials also helps control disposal costs, since mixed loads cost more at local landfills.

6. Grading and handover

The lot is cleared and graded, and you receive the disposal records for your files.

Full demolition for every type of property

Houses and secondary structures. Single-family homes, cabins, garages, carports, sheds and additions. See residential demolition.

Commercial and industrial buildings. Retail, office, warehouse and industrial structures, planned around site access and neighbouring businesses. See commercial demolition.

Partial removals. If only part of a building is coming down, selective clean demolition or interior demolition may be the better fit.

Why choose HazGuard for full demolition

Hazardous materials handled first, in-house. Asbestos, lead and mould are dealt with by the same company that does the demolition, so the sequence WorkSafeBC requires never holds up your schedule.

One contract, one point of contact. Testing, abatement, permits support, teardown and disposal under one written estimate.

Clean, documented finish. A graded lot and disposal records, ready for your builder.

What affects the cost of full demolition

The size and type of structure, construction materials, site access, foundation and driveway removal, disposal volume and any hazardous materials found during testing all affect price. Our Demolition Kelowna Cost Guide 2026 explains typical ranges for full house demolition and commercial projects. You receive a free, itemized estimate after a site visit.

Full Demolition FAQs

What is included in a full demolition?

A full demolition removes the entire structure and leaves a cleared site. HazGuard’s service includes the hazardous materials assessment and any abatement, permit support, utility disconnection coordination, the teardown, debris sorting and disposal, site grading and cleanup. Foundation, slab and driveway removal can be included and should be confirmed in your estimate.

Do I need a permit to demolish a house or building?

Yes. Municipalities require a demolition permit before a structure is removed. In Kelowna, the City of Kelowna issues demolition permits and typically asks for hazardous materials documentation and confirmation that utilities are disconnected. Other municipalities, such as West Kelowna, Lake Country and Summerland, have their own processes. HazGuard helps you assemble what the permit requires.

Why does asbestos testing come before demolition?

WorkSafeBC requires a qualified person to inspect for hazardous materials such as asbestos and lead before demolition begins, and those materials must be safely contained or removed before the teardown goes ahead. Demolishing a building without this step can release asbestos fibres, stop the project and expose the owner to liability. HazGuard completes testing and abatement first.

Do you remove the foundation and driveway?

Foundation, basement slab, driveway and retaining wall removal can be included in a full demolition. These items add time and disposal volume, so they should always be discussed and written into the estimate before work begins. We confirm exactly what will be removed and what will remain during the site visit.

How long does a full demolition take?

Timing depends on the size of the structure, access, foundation removal and whether hazardous materials have to be removed first. Most delays happen before the teardown, during permitting and testing, so starting the process two to four weeks ahead of your target date helps. We give you a clear timeline in every written estimate.
